VIUM Capital financed the 2023 acquisition and rehab of ten Oregon ALFs, enabling conversion to higher-acuity memory care by 2024 with performance-based earnouts and HUD preparation.
An experienced sponsor in the Pacific Northwest partnered with VIUM Capital to acquire and reposition a portfolio of ten assisted living facilities across Oregon. The transaction closed in 2023 and involved a comprehensive value-add strategy, including capital improvements and a conversion from assisted living to memory care. By 2024, the sponsor had successfully transitioned the facilities to higher-acuity memory care communities.
To support this transformation, VIUM structured a tailored financing package that included performance-based earnouts. This allowed the sponsor to equitize the value created through the conversion process and enhance overall return potential.
In addition to funding the acquisition and rehabilitation, VIUM worked closely with the sponsor to prepare for a HUD scattered site loan. This forward-looking strategy was designed to streamline third-party reporting and reduce future transaction costs, positioning the portfolio for a more efficient and cost-effective HUD execution.
The relationship between VIUM and the client has continued to strengthen. In July of 2025, VIUM closed another successful deal with the same sponsor. Ongoing referrals from the client reflect the trust and mutual respect that have developed, and the client is now considered a valued friend of the firm.
